When a traumatic event occurs at a property — whether a serious injury, a violent incident, or the discovery of an unattended death — the physical aftermath requires specialist intervention that goes far beyond what any standard cleaning company can provide. Understanding what the process involves helps property owners, housing associations, letting agents, and families make informed decisions quickly during an already difficult time.

This article walks through each stage of a professional trauma cleaning engagement, from the moment you make first contact to the point at which the property is declared safe for occupation.

Initial Contact and Assessment

The process begins the moment you call. Our team will ask a series of structured questions to understand the nature of the situation: the type of scene, approximate scope of contamination, whether the property is occupied, and whether emergency services have already attended. This information allows us to assess the required PPE, equipment, and specialist products before arrival.

For emergency situations — particularly where a body has been present for an extended period, or where the scene is active and crime scene restrictions apply — we will coordinate with police, the coroner's service, or social services as appropriate.

An initial site visit or video assessment is typically conducted before a formal quotation is provided. Trauma cleaning costs vary significantly based on the extent of contamination, surfaces affected, and whether structural elements (flooring, plasterboard, subfloor) have been compromised.

Containment and PPE Deployment

Before any cleaning begins, the affected area is isolated. This typically involves:

  • Physical barriers or sheeting at entry and exit points
  • Negative air pressure units in severe cases (to prevent airborne particles spreading to clean areas)
  • Full PPE donning by all operatives: hazmat suits, gloves (double-layered), respiratory protection, and eye protection
  • Designated clean and dirty zones for equipment movement

This containment phase protects both the property and the operatives, and is a legal requirement under COSHH and health and safety legislation where biological hazards are present.

Specialist Cleaning and Treatment

The cleaning phase begins once containment is in place. For trauma scenes, this involves several stages that standard cleaning cannot replicate:

  • Gross removal — the physical removal of visible contamination using specialist tools and approved waste containers
  • Surface treatment — application of hospital-grade biocidal disinfectants to all affected surfaces, including walls, floors, furniture, and fixtures
  • Penetrating treatment for porous surfaces — contamination frequently penetrates carpet, flooring underlays, grout, and plasterboard; these materials are treated and assessed for whether they can be remediated or must be removed
  • Odour neutralisation — biological contamination produces persistent organic compounds that standard deodorisation cannot address; we use ozone treatment or fogging systems where required
  • UV verification — in certain cases, UV light inspection is used to confirm that all biological residue has been addressed

Note: Trauma scenes that appear visually clear are frequently not microbiologically safe. Blood-borne pathogens including hepatitis B, hepatitis C, and HIV can remain viable on surfaces for extended periods. Visual inspection alone is insufficient to confirm safety.

Waste Removal and Disposal

All contaminated materials removed from the property — whether personal effects, flooring, furniture, or cleaning materials — must be disposed of as clinical or hazardous waste. Our operatives are licensed waste carriers and comply fully with the Hazardous Waste Regulations (England and Wales) and equivalent legislation.

Waste is transported in sealed, labelled containers to a licensed waste treatment facility. We provide full documentation of what was removed, how it was categorised, and where it was taken. This documentation is important for insurers and for any future property transactions.

Documentation and Clearance Certificate

At the conclusion of the engagement, you receive a clearance certificate confirming that the property has been decontaminated to the required standard. This document records:

  • The nature and scope of the contamination addressed
  • The methods, products, and equipment used
  • Waste disposal records and carrier licence numbers
  • Confirmation that the property is safe for occupation or handover

This certificate is required by most insurers as part of a remediation claim, and is often requested by letting agents, housing associations, and local authorities before a property is re-let.

What to Expect as a Client
